Medical centre and office space

New apartments at the transport hub

The building complex from 1984 is used as a medical centre and office building and is located on busy traffic areas. New living space is to be created by adding extra storeys, optionally up to the high-rise building classification.

General conditions

The existing buildings offer great potential for vertical redensification from an urban planning, structural and functional perspective. Against the backdrop of growing challenges such as a shortage of space and rising rents, and due to the need for climate-resilient construction, a valuable development perspective for urban housing construction is opening up here.

Candidplatz is located to the south of Munich's city centre in the Untergiesing-Harlaching district, where it forms an important transport hub. It connects Candidstrasse - a section of the Mittlerer Ring, a four-lane federal road in the city centre - with Pilgersheimer Strasse and Schönstrasse. The building site is located on an island surrounded by busy traffic areas, which poses a planning challenge. The urban surroundings are characterised by residential and commercial buildings as well as spacious green areas.

The volume of the existing building complex consists of 9 structures with 2 to 8 storeys and houses various medical facilities, including doctors' surgeries and physiotherapy facilities. The building structure consists of a reinforced concrete skeleton with central access cores and offers a high degree of flexibility for the design of the floor plans. 

The following approach applies to the design project with regard to the basement and load transfer: The basement has the same geometry as the ground floor, based on the load-bearing elements in the ground floor plan: Pad foundations are to be assumed in the area of the columns, and strip foundations are to be assumed for the exterior walls of the basement.

Design task

The design project aims to develop an appropriate strategy for adding 2 to 3 additional storeys to the existing building using timber construction. The new building volume in the extension does not have to include all 9 existing structures and can be limited to functionally comprehensible, delimited sections of the existing building.

Optionally and at the discretion of the design team, the vertical densification can be extended to a high-rise solution with a building height of up to 60 metres. However, this requires structural concepts with external structures.

The aim of the project is to develop contemporary living concepts with compact, well-designed floor plans that follow the principles of sufficiency and minimise per capita land consumption through efficient use of space.

Particular emphasis is placed on the flexibility and adaptability of the new residential units. It should be possible to adapt them to changing living situations and household structures by combining or dividing them. Additional communal areas can be provided on the ground floor of the building, offering space for social interaction, co-working or collective activities. The existing uses in the building are to be retained as far as possible in the course of the design work.
