Redensification, the process of adding additional storeys to existing structures, is a key factor in the resource-efficient production of new space in densely populated inner-city locations without consuming more land.
The current construction project calls for adding a number of storeys to the factory structure constructed at the start of the 20th century, which was the former tobacco husk factory of the company "Societe des Papiers Abadie". The building is now mostly utilised as a training centre run by the Vocational Training Institute BFI-Vienna, with a small grocery store and a snack restaurant on the ground floor.
Due to the weight savings and high static strength of wood, it is a material that is ideally suited for this type of construction.
The following points in particular are to be taken into account in the implementation of the design task:
_ The added building volume should have at least two floors and 2,000m2 of new useable floor area. The existing building volume is to be preserved as far as possible in its mode of operation with the local supplier on the ground floor and the advanced training facility of BFI-Wien. The construction volume must be distributed properly, and the height development towards the building site boundary must be considered.
_ A hybrid mixed-use type with cluster and studio dwelling is envisaged by the design job, as well as a sustainable level of use flexibility over the whole life-cycle of the building.
_ Small, flexible residential and work units are to be used in conjunction with large-scale communal and shared areas for diversified applications in the elevation.
_ The provision of private open spaces as well as a communal use of the areas on the roof is suggested.
_ Accessibility, potential escape routes, fire safety considerations, and circulation areas that are both economically and functionally feasible should all be carefully incorporated into the design.
